DESIGN-BID-BUILD
In the Design-Bid-Build delivery, the owner contracts separately with the design firm that produces the construction documents, and the builder that physically builds the building. This is the traditional method, and is based on the sequential process of design, construction documents, bidding, then construction. In this method we could not be involved in the design phase and would only be involved in the construction phase.
CMAR
The Construction Manager at Risk (CMAR) method has many advantages over the Design-Bid-Build Strategy. In the CMAR method, the Client hires the Design Team directly but also typically hires the contractor prior to or shortly after. This allows us to work in a collaborative effort with the Design Profession and directly with the client providing constructability reviews and value-added analysis throughout the design process. This collaboration helps in materials selection and design concepts, saving the owner both time and money.
DESIGN BUILD
Under the Design-Build method, clients are looking to hire a single entity to provide a turn-key project from conceptual design through the final completion. This method allow us to be involved in the design process to ensure our client’s needs and wants are met in the design phase. It also allows us to use proven and reputable Architectural and Engineering firms based on our years of experience in the industry. Saving the responsibility and liability of hiring the Design firm(s) to us and not our clients.
